Consultation

The first step of the building process is getting to know you and your dreams, as well as determining your timeframe. This will give us a chance to know each other and help you understand our process.

 

Idaho Impact Homes makes it a priority to provide comfort and quality with your new home. To get the process started, we will work together to gather necessary information and documentation.

If you are building a home on your own lot, this process will include:

  • Site inspection
  • Establishing a plan for utilities
  • Waste removal
  • Approach and excavation
  • Obtaining permits

Creation

After the initial consultation, it’s time to determine the design of your new home. Idaho Impact Homes has their own collection of floor plans and we also draw CUSTOM floor plans. You can bring us any plan you have found online and we can make them into construction drawings as well as customize the original plan. After that you will collaborate with our Design Team to find the ideal style for your home.

At this point in the process, you’ll have the opportunity to collaborate with the Idaho Impact Homes Design Team. You can choose a fully customized design package or you can use one of our three pre-designed home packages: Farmhouse, Traditional, or Contemporary — and make additional upgrades on your landscaping, garage finish and smart home packages.

Construction

With consultation and creation finished, your new home will now begin to take shape.

 

Idaho Impact Homes is here to help you understand every step of the construction process. See below to learn more about each phase.

  • Pre-construction: This is the planning phase of the project where you will customize the floor plan, elevations and make selections. Idaho Impact Homes will begin pulling the necessary permits while you are making selections. 
  • Foundation: The foundation is the first inspection that needs to be passed and it will be waterproofed on the exterior.
  • Framing: The framers will build the floor, walls and roof. They will also install temporary exterior doors to secure the property as well as install all windows. Lastly they will install a vapor barrier on the exterior walls to help prevent water damage to the structure
  • Utilities: Outside the structure will require a power service from the electrical company, a well drilled, a driveway installed and a septic system (if applicable). For the interior the MEP (mechanical, electrical and plumbing) will begin immediately following framing. This is the time where smart home wiring is installed if you choose to do so. 
  • Inspection: midway through the construction process, we will work through over 160 inspection points to ensure your home reaches the highest quality. This includes meeting with you, the inspector and trades to verify all items are completed to Idaho Impact Homes’ high standard of quality.
  • Paint, drywall and insulation: Insulate the walls, floors and ceilings. All Idaho Impact homes include drywalling and insulating all garage spaces as a standard. Hang, tape and texture drywall. Paint drywall using a primer as a base coat. 
  • Cabinets, flooring and fixture Installation: This is where you finally get to see all of the finishes and fixtures you selected during the pre-construction design process. Mirrors, bath and door hardware, tile and fixtures will all be installed in a relatively short time period. This is where your house transforms into a home!

Completion

The final step in your home build is the home owner’s walk through, completing punch list items and then moving you over to our warranty phase. 

All Idaho Impact Homes come with a Limited One Year Warranty. New homes usually have some type of warranty requests during the first year. This is because the home is being lived in and used every day and needs all of the “kinks” worked out as finishes are operated more regularly. In the first year the house may “settle” (this is very common) and doors may need to be adjusted to compensate for any small movements the house may have.
